Position Description: Under general direction, the Building Automation Specialist performs work in the specialized area of building automation systems, direct digital, electrical and pneumatic control systems. May also serve as a lead worker for a crew of skilled employees. The Building Automation Specialist also performs other job-related duties as assigned.

  • Must be willing to work various shift schedules as required and assigned based on the Central Energy Plant’s 24/7/365 operational schedule
  • Interacts professionally with tenants/clients in office settings
  • Promptly responds to emergency requests within standard operating procedures
  • Performs advanced level duties of small design, installation and calibration of electrical, pneumatic and direct digital control systems for precise equipment control, effective energy management and conservation
  • Diagnose problems in BAS and control systems with a complete understanding of the interface between software and equipment
  • Ensure that all building controls controlled by the BAS are on line and operating in time for tenant comfort at occupancy time and make sure the same are shut down when not needed or at building vacancy
  • Act as coordinator between Maintenance teams and outside maintenance contractors when needed for installing or repairing related control systems
  • May occasionally assign tasks to members of this group to ensure their understanding of these techniques and methods
  • Responsible for the overall operation and control, trouble shooting, repair, and software programming of a Computerized Energy Management System, electronic/pneumatic controls and components, and assist with all associated heating, ventilation, and air condition controls equipment throughout the complex as needed
  • Diagnose and repair control system problems

Minimum Qualifications: Bachelor's degree in a related field from an accredited college or university;

OR

Three (3) years of related experience.

Preferred Qualifications: Preference will be given to applicants who, in addition to meeting the minimum qualifications, possess one (1) or more of the following:

  • Universal CFC License
  • Building Operator Certification (BOC)
  • Experience with Closed and Open Protocol Systems

Competencies: Comprehensive knowledge of the basic refrigeration cycle, hot water generators and boilers, centrifugal chillers, variable air volume systems, multi-zone and dual duct systems and other mechanical equipment, familiar with high rise building operations, specializing in the controls of these and other systems.

· Considerable skill in interpreting and applying control and electrical drawings

· Working skill in the use of tools and equipment relative to the control field of expertise such as: volt/ohm meters, amperage probes, soldering guns, pneumatic control calibration instruments, personal computer operation and the ability to read and write BAS system software programming

· Experience with personal computers, color graphics CRT consoles, printers and rigid disk systems

· Considerable ability to plan, organize and schedule the detection, repair or direct repair of problems related to building automation systems and controls
