General Description

The Georgia Department of Community Affairs (DCA) is a state organization dedicated to partnering with communities to help create a climate of success for Georgia's families and businesses. Overview of Job

Under the general direction of the Servicing Manager, this position performs a variety of loan servicing tasks. Primary responsibilities include ensuring the timely payment of property taxes for County and City escrow accounts while maintaining accurate records and communications with relevant officials. The Loan Servicing Specialist will be responsible for coordinating with County and City officials to resolve any discrepancies, obtaining and processing property tax bills from the Tax Commissioner's website, and facilitating smooth transactions for our clients. The Loan Servicing Specialist interacts with a diverse range of stakeholders including mortgagors, servicers, attorneys, and mortgage companies.

Essential Duties and Responsibilities

Escrow Management

  • Ensure timely payment of property taxes for county and city escrow accounts.
  • Coordinate with county and city officials to resolve discrepancies and obtain necessary documentation.
  • Obtain and process property tax bills from tax commissioner's websites.
  • Satisfy tax liens and secure confirmation of cancellations.
  • Resolves outstanding tax and insurance issues with prior lenders.
  • Provides borrowers with information on the property tax appeal process.
  • Monitor non-escrow accounts for timely property tax payments.
  • Prepare and submit weekly property tax delinquency reports to management.
  • Utilize CoreLogic to process claims and maintain accurate reporting.
  • Conduct audits of scheduled escrow analyses and implements necessary corrections.
  • Process monthly and off-cycle escrow analyses.
  • Investigates and resolves high shortages and overages.
  • Prepares and distributes surplus checks.

Qualifications

  • High school diploma required, Associate's or Bachelor's degree in finance, accounting, or related field preferred.
  • Minimum of 3 years of experience in escrow management and loan servicing.
  • Proven experience with Black Knight/MSP systems.
  • Strong customer service orientation.
  • Strong analytical and problem-solving skills.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office Suite.
  • Ability to prioritize tasks and meet deadlines.

Working Conditions

Primarily office environment.

Requires ability to sit for extended periods.

High school diploma/GED and five (5) years of experience in real estate; or directly job-related experience; or one (1) year of experience at the lower level Housing Loan Spec 1 (REP030) or position equivalent.
