Job Summary

Under limited supervision, the Senior HVAC Technician serves as a Lead/Senior HVAC Technician for the CEP (Central Energy Plant) providing lead level expertise in HVAC service, maintenance, and repair with an emphasis on quality work, performed safely and efficiently. Maintains 24-hour emergency on-call availability. The incumbent also performs other job-related duties as assigned.

Minimum Qualifications:

Associate degree in a related field from an accredited college or university;

OR

Four (4) years of job-related experience in engineering, maintenance, renovation, and construction of facilities;

OR

One (1) year of experience at the lower level Fac Maintenance Engineer 2 (FEP041) or position equivalent.

Essential Functions

· Serves as a lead/senior HVAC Technician by installing, maintaining and repairing heating, ventilating and air conditioning systems

· Supervises HVAC Tech I and II positions

· Performs chiller and boiler repairs and maintenance

· Inspects completed work for conformance with requirements of building and safety codes

· Confers with appropriate upper management regarding Central Energy Plant and related operational issues and concerns

· Provides upper management with information relevant to the CEP

· Plans or assists in planning and scheduling facility maintenance activities

· Maintains or directs the maintenance of equipment records, shop manuals and daily problems

· In the absence of the CEP Manager, performs administrative duties in the CEP (work schedules, memos, leave approval, etc.)

· Coordinates and schedules Plant shutdowns between service contractors and GBA

· Operates computer control systems, monitors gauges, and responds appropriately to changes to keep systems within operating standards

· Works as a team and fosters a cooperative work environment

· As directed, operates a motor vehicle for transporting GBA tools and/or equipment as it relates to the position

Job Competencies: Comprehensive knowledge of building construction and facility operation/maintenance, chiller and boiler repairs and computerized maintenance/automation systems, demolition methods, tools and materials. Working skills in the use of relevant trade tools and equipment and general office equipment. Ability to plan assigned tasks by determining type of materials and qualities of materials. Considerable knowledge and experience to plan and set goals; to identify and resolve problems; to read, understand and explain to others blueprints and specifications. Ability to lift, push, pull, carry heavy items. Prolonged sitting, standing, stooping and walking is required
